About Our Rentals
When is Check In/
Check Out?
Check in is at 4pm and check out is at 10am. We highly suggest that when booking to plan for these time frames. If you need to time to get ready for an event, or want some extra time in the morning to get ready to go, you can opt for early check ins or late check outs. Late check outs will be at 12pm and early check ins are as early as 2pm.
How do we get in?
All of our properties are equipped with a lock box for easy check in. The codes are changed for every guest and you will be given your code prior to check in.
When do we pay?
At booking, you will be charged 50% of your total balance to reserve your place. 30 days prior to your stay the remaining balance will be due. You will receive an email reminder for payment. If you book with Airbnb they will manage all of your payments.
What is provided?
Each property is stocked with your basic essentials for your stay including toilet paper, paper towels, hand soap, dish soap, dishwasher packs (if rental has a dishwasher) laundry detergent (if property is equipped with washer/dryer), trash bags, coffee, towels, shampoo/conditioner/body wash, and bed linens. Each property is equipped with additional items all unique to each place. Check the amenities list for specific properties.
Is there WIFI?
NOT every house has wifi available, but most do. Please confirm ahead of time if you require wifi for your stay. No wifi does not constitute grounds for refunds.
Can I bring my dog?
NOT all properties allow your dogs to come along. We only have two dog friendly properties at this time. There is a $50 pet fee and dogs must be accompanied or kenneled at all times. Additional cleaning fees will be charged for excessive shedding, accidents, or poops that were not properly disposed of.
What's damage insurance?
Upon booking, we apply a fee for Damage insurance provided by a third party. This coverage is for damages to the property or its items exceeding $100. We reserve the right to charge the card used at the time of booking or charge the guests through the Airbnb resolution center for damages, cleaning, or fees as we choose and as it is described in our terms and services.

Payment for either vacation rental damage insurance is due upon booking a reservation directly through property management. Property management will secure insurance for property damage and bodily injury for all guests including Airbnb guests.

Please note that damage expenses or additional cleaning charges will be issued to Airbnb Guest(s) in Airbnb’s resolution center as needed. Please read Airbnb’s terms and services for allocation of funds and insurance coverage.
Do you provide travel insurance?
We do not secure travel insurance for a Guest(s) stay. If the Guest(s) choose to secure Travel Insurance, they will be responsible for doing so themselves.

Travel insurance can provide coverage for you in case of last minute cancellations, travel disruptions, weather, or other complications with your trip. We encourage guests look into this option when planning their trip.
What is your cancellation policy?
All reservations require a payment in the amount of 50% deposit of the nightly rate charge, fees and processing charges, and security deposit or insurance at time of booking. The remaining balance is due 30 days upon arrival. The Guest(s) understand that this deposit will be charged to their credit card upon the acceptance of the Terms & Conditions. Any reservation cancelled within thirty (30) days of arrival will forfeit their deposit. Any cancellation within 7 days of arrival will forfeit the total amount agreed upon for the reservation.
About Red Lodge
What's there to do?
Red Lodge has all sorts of fun activities, shops, galleries, museum, parks, restaurants and bars. Red Lodge's main street is packed with cute shops to walk through and pick up fantastic souvenirs for your friends back home. There are numerous restaurants with a variety of cuisine including authentic Montana delights, steaks, pizza, Italian, Mexican, coffee shops, and organic treats. The local bars feature live bands and a great après ski atmosphere. There is the oldest movie theatre in Montana, a bowling alley, the city pool, the Carbon County Historical Society and Museum, and the clay center. There are lots of parks with play structures, swings, picnic tables, and basket ball hoops.
What winter activities are there?
Bundle up and go exploring! Downhill skiing, cross country skiing, ice skating, snow shoeing, ice climbing, sledding, and snowmobiling. There are numerous shops where you can rent equipment and then off you go to explore our winter wonderland. Red Lodge Mountain offers rentals, ski passes, lessons, and several food and beverage outlets for cocoa and lunch. The Nordic Center is just out of town for cross country skiing which has groomed trails and a warming hut. The ice skating rink is located in town at Lions Park. Beartooth Mountain Guides can take your adventure to another level for the more adventurous.
What summer activities are there?
Summer in Red Lodge is such fun! There are lots of things to do here in Red Lodge and the surrounding areas. Pack your clubs for a round of golf at Red Lodge Mountain Golf Course, grab your fishing rod and take to the river for renowned fly fishing, there is white water rafting in Absarokee, countless trails for hiking and biking, enjoy the glacier lakes and rivers, chalk up for rock climbing, or just enjoy sitting in the wild flowers.
How far is Yellowstone?
Yellowstone is about 70 miles south of Red Lodge via the Beartooth Pass. It can take a while to get there that way. The road is long and winding, but absolutely astounding views. The Yellowstone entrance is by Cooke City and Silvergate. The North entrance is best known for wildlife and less traffic. You can also get to Yellowstone through Cody and the Eastern entrance. It is also about 3 hours. If you plan on visiting Yellowstone, we suggest you leave early, pack snacks, and check the weather. It is also important to know there is no cell phone service in the park.
When is the Beartooth Highway open?
The Beartooth Highway is open Memorial Day weekend through the end of September but it is dependent on weather. They start plowing the highway in the spring to get it ready for travelers. The road is plowed by both Montana and Wyoming transportation departments. The road can get snow and harsh weather year round including in the summer. It is very important to check the weather reports before venturing up the highway. There is also no cell phone service on the highway.
Where is the closest airport?
Billings International Airport (Logan International Airport) is about 1 hour, about 70 miles North of Red Lodge. The Cody Airport (Yellowstone Regional Airport) is a little over 1 hour about 70 miles South of Red Lodge. There are rental car opportunities at each location.
Where can I rent a car?
The Billings Airport and the Cody Airport have car rental companies. In the past, there have been shortages so we suggest you call and reserve a car early. There are other options in Billings as well. Another service that you can use is called Turo, where people rent their personal vehicles.

Who owns the houses?
The homes are all owned by different people and each of the owners bring their own character and tastes to their home. They live all over the country and some live right next door. We enjoy getting to know each of them and caring for their homes.

We are taking on new properties for our rentals. We would be happy to answer questions about the rental market, the process of renting your home, the benefits of renting, and how to get your home ready for guests.
Who are your hosts?
Meet Tony and Chelsea Toupin! We will be hosting you during your stay in Red Lodge. We ensure that each home is comfortable, clean, and ready for you. We check each home before and after your stay and are always one call away if you have any questions. We do our very best to be available whenever needed and live right in town if we need to come and help out.
